Our approach to property and facilities management is based on four basic principles:

Client Focus

Our relationship with each client begins with the development of a clear understanding of our clients' goals and expectations. We will work together to develop a strategy, utilizing our experience and knowledge on similar assignments to help accomplish these goals.  Conclusions reached during this meeting are embodied in a management plan. This plan forms the basis for ongoing administration of the property. Our commitment to process improvements is continuously monitored in order to improve service, reduce costs, and maximize values.

Operations

A critical element in maximizing the investment potential of real estate comes from proactive and preventive maintenance of building components and systems.  When assuming responsibility for a new project, we complete a property assessment and develop an ongoing program of preventive maintenance.  Long-range planning and budgeting is incorporated in our program of property administration.  It is our practice to approach the purchasing of products and services by packaging multiple properties under one bidding package.  We maintain strong relationships with several vendors for all services.

Tenant Retention/Client Satisfaction

The implementation of our Client Help Desk means our clients speak with a Zimmer representative every time they call.  We recognize the convenience of voicemail and e-mail, but we believe customer service means being there when you are needed.  We strive for nothing less than excellence from all of our personnel including responsiveness, problem resolution, and availability.  We also know that in order to reduce the need for these calls, a proactive approach to systems and facility management is required.  Paying attention to details and anticipating our clients' needs before problems arise is paramount in providing client satisfaction and tenant retention.

Financial Management

After careful evaluation, Zimmer chose Yardi Systems for standardization of its accounting functions.  With this sophisticated property management and accounting software we integrate all financial processes including budgeting, work and purchase orders, forecasting, and reporting.  Yardi offers clear and concise reporting that enables us to provide meaningful reports to analyze the operations and values of real estate investments. Our accounting department operates under strict controls as prescribed by our independent public accounting firm.  Our practices are reviewed annually during routine property audits to insure processes in place provide the security that gives our clients added confidence in this area.
