Village West

In 1999, Zimmer Real Estate Services was selected by the Unified Government of Wyandotte County and Kansas City, Kansas to act as the Master Developer for Village West, a 400-acre tourism, retail, and entertainment district.  Zimmer has represented the Unified Government’s interests throughout the planning, development, contract negotiations and management of the District.

In five years, through the combined efforts of the entire development team, this 1,500-acre greenfield development was created, including the 1,100-acre Kansas Speedway and 400-acre Village West development.  The primary development partners include Cabela’s, Great Wolf Lodge, Nebraska Furniture Mart, Legends at Village West Shopping Center, Community America Ballpark, and Chateau Avalon.  In addition, there are over 35 restaurants open for business with more in the planning stages.  Kansas Speedway features a 1.5 mile, tri-oval, 75,000-seat racetrack.

Village West and the Kansas Speedway bring 8-10 million visitors each year from throughout the Midwest region and beyond, increasing destination travel and stimulating economic activity in the State of Kansas.  Village West was created to take full advantage of special state legislation including STAR Bonds, a form of Tax Increment Financing.  At the current rate, the STAR Bonds will be retired in approximately three-quarters of the expected time, allowing the retail sales tax to be directed back to the state, local government and school districts.  These projects have caused renewed interest in Kansas City, Kansas, with new home starts at an all time high, and a growing diversified tax base that will allow the community to flourish in the future.

Remaining opportunities include development on a 34-acre site located at I-435 and State Avenue.  This location offers excellent interstate access and visibility, and is master planned for office development/headquarters sites, as well as a business class hotel and restaurants.  There is also a one acre site near 110th Street and Parallel Parkway available for retail or restaurant uses.
