For more than fifty years, Zimmer has assisted Hallmark Cards, Incorporated and Hallmark subsidiaries with its real estate projects in Kansas City, Missouri as well as in 39 states and in China, Spain, Italy and London. Hallmark owns and leases more than 200 office and industrial buildings.
Zimmer has assisted Hallmark with the following projects: Zimmer has worked closely with the Crown Center team in the successful development of 2301 McGee and 2555 Grand and the leasing of Crown Center office space. The 2555 Grand building was co-developed by Crown Center Redevelopment Corporation and Zimmer Real Estate Services, Inc. Construction of the 630,000-square-foot, 24-story office tower at 2555 Grand Boulevard broke ground the first quarter of 2001 and the building was completed during the fourth quarter of 2003. Shook, Hardy & Bacon, L.L.P is the anchor tenant occupying the entire building. At the time of construction, 2555 Grand was the largest building constructed in downtown Kansas City in more than 10 years. Adjoining the office building is a 10-story, 856,000 square foot parking structure providing covered parking for 875 cars. Zimmer also acted as co-developer with Crown Center Redevelopment Corporation in the development of 2301 McGee, a major urban complex in Crown Center containing 250,000 square feet. The building is occupied by the headquarters of the National Association of Insurance Commissioners, as well as a major exhibit facility for the Hyatt Regency and Westin Crown Center hotels. The Building was completed in December 1999 along with a 215,000 square foot parking garage. Zimmer’s relationship with Crown Center expanded into a very successful leasing relationship. At one time, Zimmer handled the leasing of over two million square feet of Class A office space at Crown Center. In 2006, Zimmer leased more than 150,000 square feet of space at 2600 Grand, 2405 Grand, 2301 McGee and the Pershing Road buildings. On behalf of Hallmark, Zimmer developed the 260-acre Heartland Meadows Industrial Park in Liberty, Missouri as part of a public/private endeavor including the City of Liberty, William Jewell College, the serving utility companies and Hallmark. The park is located at U.S. Highway 69 off of I-35 in Liberty, Missouri. The location is part of Hallmark Cards 2,500 acre land ownership in this area which includes Hallmark's 1,750,000 square foot national distribution center. As a third party agent, Zimmer represented Hallmark's interest in this Greenfield development. Zimmer continues to act as Agent for the park and Manager of the Owner's Association. In early January 2007, Zimmer began handling the site selections for the Hallmark Mid-Atlantic Distribution Center in Clayton, North Carolina and the Midwestern Distribution Center in St. Joseph, Missouri. Working with international ONCOR affiliates, Zimmer provided Hallmark a study to value and explore the markets throughout Spain, Italy and the United Kingdom. Information was delivered within 48 hours. Zimmer also provided information for a study relating to warehouse space in China. Provided market knowledge and support for lease negotiation in Duluth, Minnesota for a Hallmark subsidiary. Leasing of 1400 and 1500 Warren totaling 550,000 square feet of warehouse space. Leasing of a 300,000 square foot warehouse lease at 1400 Swift in North Kansas City, Missouri. Zimmer represented Hallmark in the sale of a Hallmark warehouse in Independence, Missouri. This was a $1.4 million asset. Zimmer served as the key 24-hour contact for Hallmark's disaster recovery plan. In the event of a disaster, Hallmark protocol was to contact Zimmer for an immediate summary of alternatives for relocation of Hallmark personnel. Using national contacts, Zimmer conducted a complete appraisal of 35 Hallmark properties nationwide within 30 days. |
