Partial 24-year tax abatement is available to individual property owners. Located between 22nd and 27th Streets, Troost to Paseo and adjacent to Bruce Watkins Boulevard and the Hospital Hill/Crown Center area, the project encompasses 300 new single-family and townhouse units as well as 100 rehabilitated homes. The project was a neighborhood demonstration project sponsored by Fannie Mae and its American Community Foundation and has substantial funding from the federal government and the City of Kansas City, Missouri. Envisioned as a “new urbanist” mixed-use community, the $70 million Beacon Hill project will provide over 400 middle-income, market-rate homes for sale in Kansas City’s urban core.

New single family homes and townhomes are under construction, along with over $3,000,000 of completed infrastructure including Beacon Hill Commons, streets, and alleys. The 4-story, 50,000 square foot Robinson Hospital was redeveloped in May 2004 as a 48-unit senior housing project. It was rehabilitated under the Secretary of Interior Guidelines and is listed on the National Historic Register. A $1,500,000 grant from the EPA for green infrastructure solutions has been awarded to the project.

Beacon Hill Developers, LC consists of Zimmer Real Estate Services; JE Dunn Construction Company; and Taliaferro & Browne Consulting Engineers. The master planners for the project are Seidel Holzman and HNTB.
