As professionals, it’s our job to learn as much as possible about our clients and their businesses. As we learn their plans, goals, even dreams, we apply our expertise to one small facet and do what we can to help them be successful. There are special moments, however, when a client’s mission stands apart from others. It’s those moments when you remember the job isn’t always purely about personal and corporate profits. There are times when the mission serves a greater purpose — that of our community’s well being.

Sustainability efforts are changing the way we operate in many aspects of our business. The content and structure of real estate leases is one such important area, and carefully considering lease language can have a significant impact on the success of sustainability initiatives for both landlords and tenants.
Traditional multi-tenant buildings and leases can often be impediments to sustainability. A carefully negotiated ‘green lease’ can remove barriers to sustainability for both the tenant and landlord, while protecting the interests of both parties. With major corporations and government entities such as GSA requiring ever-increasing sustainable features in their leased space, these issues will continue to gain importance.

Development Management
In April, the U.S. General Services Administration (GSA) selected CenterPoint-Zimmer LLC, a collaboration of Chicago-based CenterPoint Properties and Zimmer Real Estate Services, L.C., as the developer of the National Nuclear Security Administration’s new complex in Kansas City. The 1.5 million square-foot LEED® Gold project will be developed on a 186-acre site just north of Missouri Highway 150 at Botts Road in Kansas City, Mo. Joining the CenterPoint-Zimmer team are J.E. Dunn Construction Company, one of the largest general building contractors in the nation, and HNTB, one of the country’s most respected architecture and engineering firms. In July, the Schlitterbahn Vacation Village & Water Park opened to the public. Zimmer, on behalf of the Unified Government of Kansas City and Wyandotte County, Kansas, has worked with Schlitterbahn to develop the park located near the Village West development in Kansas City, Kansas.
