Stemming the tide: Zimmer PM team springs into action after flood
ptplogo.jpgThe first call came at 12:30 a.m. on a Sunday morning.

 

A property manager often boasts to clients that the Zimmer team is available 24 hours a day, 7 days a week to respond to any emergencies. Fortunately, these types of calls don't happen all that often. This time, on May 6, the call came because heavy rains overnight were the cause of severe flooding at a multi-tenant office/warehouse building in Olathe, KS. One of the tenants operates a recycling facility for cooking oil and runs shifts throughout the night. When the flooding began, they made the call to Zimmer's Client Help Desk, igniting the team's response.

 

"As soon as we got the call, our property manager went out there to meet with the tenant and assess  the situation," said Skip Rosenstock, Director of Field Property Management. "When he got there, there was 3 to- 3-and-a-half inches of standing water in the loading dock area. From there, he  started inspecting all of the spaces and began to triage the entire property."

FEATURED PROJECT: Prairie Village Office Center gets an internal facelift
PVOC31.jpgAfter three months of work, Prairie Village Office Center (PVOC) at 7301 Mission Road sparkles with several major common area renovations. The entry ways and hallways on all three floors received new carpeting and each of the four building entries were refreshed with new wall coverings to make them look like more formalized entrances. New, modern wood paneling was put in each of the elevator lobbies to give them an updated look. One of the most visitor-friendly features is the addition of three touchscreen digital directories.

THE BIG BANG THEORY (Zimmer's Big 5) -- Maximizing investments in technology
121701814.jpgLast quarter, much like the Kansas City Chamber of Commerce, Zimmer announced its "Big 5" areas of focus for its property management division. Among those areas was a focus on maximizing Zimmer's investments in technology for the benefit of its clients and employees. Web- and mobile-based software applications allow from greater efficiencies and help keep all parties up to date on their assets and projects in real time.

One example can be found in this newsletter where Zimmer added digital directories to the Prairie Village Office Center at 7301 Mission in Prairie Village, KS.

Mark Twain Tower

Zimmer was re­tained by GF Mark Twain Associates, LP to market and manage the historic Mark Twain Tower in downtown Kansas City, Missouri. Zimmer retained the building's on-site property manager and leasing agent to provide continuity and utilize the staff's existing building expertise to facilitate a smooth transition to Zimmer's management. In addition to on-site management and leasing, a full-time building engineer is assigned to the property. The 204,095-square foot building can accommo­date traditional and creative office, retail and fitness center uses and represents a unique piece of downtown Kansas City's history.

The 1915 historic building, which was renovated in 2001, poses several challenges for management and maintenance staff due to the age and size of the building. The building has a "split system" where the first ten floors were original to the building and the upper floors (through 22) were built later. This creates two different floor plates as well as complicated mechanical systems. The tenth floor houses a great deal of mechanical equipment including chillers, make-up air handler and expansion tanks. The mechanical expertise of Zimmer's maintenance staff is vital to keeping the older equipment running smoothly. Having tenants spread out over 22 floors, including many small tenants in executive suites, means the property manager stays busy with tenant relations.
